1. Use the table above to find the probate court address and phone for the county where the decedent owned real property at the time of death.
2. Call the court to verify current hours, filing fees, and whether e-filing is required — this information changes annually.
3. Find your county's Tax Collector website from the table above and check the property tax status online. Most CA county tax collector websites allow parcel search by address.
4. File the probate petition (Form DE-111 + supporting documents) at the correct courthouse. Request Independent Administration of Estates Act (IAEA) authority in the petition.
5. If there is an active foreclosure (Notice of Default or Notice of Trustee Sale), contact the loan servicer's loss mitigation department immediately and cite your rights as 'successor in interest' under CFPB Regulation X (12 C.F.R. §1024.30(d)).
